Modon has not published a public launch date. Wadeem Gardens is in pre-launch, which is the window in which registrations are taken and priority is established. Registered parties are notified before the date is announced publicly.

Modon offers two routes. Self-funded, it is 45% across construction and 55% on handover. With finance, you pay just 25% — five instalments of 5% between October 2026 and October 2030 — and an off-plan mortgage through Abu Dhabi Islamic Bank covers the remaining 75%, including the final payment at handover. Most off-plan communities in the UAE ask for 50–70% of the price in cash during construction, so the financed route leaves considerably more of your capital free while the villa is built. The financed portion is a mortgage repayable to ADIB and is subject to approval.

Pricing is released to registered parties ahead of the public launch rather than published on this page. Request private access and the current price list for four, five and six-bedroom villas is shared with you directly.

An expression of interest of AED 50,000 places you in the priority queue for villa selection. It is paid to the developer, not to us. Refund conditions and the full terms are set out in writing and confirmed with you before any payment is made.

Built-up areas and plot sizes for each of the three typologies are released alongside pricing. They are shared with registered parties as part of the pre-launch documentation.

On Hudayriyat East, the section of Hudayriyat Island closest to the tunnel back to the mainland. Zayed International Airport is around 15 minutes away, Abu Dhabi Global Market 20, the Louvre 23 and the planned Disneyland Abu Dhabi 25.

Abu Dhabi permits freehold ownership by all nationalities within its designated investment zones. The title structure applying to Wadeem Gardens is confirmed in the release documentation issued with pricing, so you have it in writing before committing.

A private plot, terraces and covered parking. The interiors are planned on flexible layouts, so rooms can be configured to suit how your household actually uses the space. Residents also have the community's clubhouses, arena, schools, healthcare centres, retail and the waterfront promenade.

June 2031 — month 56 of the payment schedule, when the final 55% falls due. The first payment is the 5% down payment in October 2026. The full milestone schedule, with dates against each instalment on both the financed and self-funded routes, is included in the pre-launch pricing release.
